UnclaimedWhat a good quote should include
Comparable quotes are how you avoid the small-owner upcharge. Ask every pro to cover:
- Roofing system and manufacturer named, not just "new roof"
- Whether the old roof is torn off or overlaid, and who hauls it away
- Allowance for rotted decking, priced per sheet
- Who pulls the permit, and that the permit cost is included
- Workmanship warranty length, separate from the manufacturer warranty
Licensing in Massachusetts
In Massachusetts, roofing work on most buildings falls under the state Construction Supervisor License (CSL) rules, and residential work usually requires Home Improvement Contractor (HIC) registration too. Ask for both numbers and check them with the state.
Permits come from Beverly's building department. Plumbing, gas, and electrical work each need their own permit, pulled by the licensed trade doing the work.

Beverly is a coastal city on Massachusetts' North Shore, with older buildings downtown along Cabot Street and a mix of multifamily and small commercial property around it. Ice dams, aging boilers, and original wiring are the repairs owners most often have to plan around.
- Full reroofs on flat and low-slope commercial roofs
- Shingle and tile roof replacement on multifamily buildings
- Leak repairs and storm damage
- Roof inspections before buying or insuring a building
